Moving is a stressful and expensive procedure, imagine finding a local, independent business that has the ability to greatly reduce that stress for a single fee. No percentage, no ongoing costs, just a one time process taking less than three hours. You have just found that business!

Whatever your reasons for moving are it makes a lot of sense to hire a qualified Home Inspector. There is a lot of competition out there. I believe my qualifications show the dedication I have for this industry. I love inspecting homes, I love educating clients and I love exploring!

My name is Gregg Cook. I am a National Home Inspector as certified by the National Home Inspector Certification Council I am a Professional Home and Property Inspector as certified by the Professional Home and Property Inspectors of Canada and a National Certificate holder with the Canadian Association of Home and Property Inspectors. I attended and completed the Carson Dunlop commercial course in Toronto in 2019 and hold a Red Seal in construction craft work from the Ontario ministry of training. In short, I have the qualifications!

I also have the experience. Having formerly been an administrator /  facilities manager in various Victorian buildings in London, England I moved across the pond and completed my apprenticeship at my local union hall and continued to work on the biggest sites in and around London, Ontario.
As a veteran of over 1250 property inspections I will give you the peace of mind you deserve when buying the biggest investment you may. At times of booming real estate sales, it's easy to be tempted into buying at first sight because you love the place. But please bear in mind the following: A property with asbestos, mould, lead water supply, galvanized pipes, etc. (The list goes on) will have to be addressed sooner or later. That means at some point the owner will have to invest in correcting these issues or face the consequences at resell time. Perhaps with an independent property inspection a reduction could have been agreed prior to the sale, or even had the sellers address the issues at their own expense. Often clients benefit from this scenario and the money saved pays for the cost of the home inspection many times over!

​Owner alterations, outdated techniques and materials (some become hazardous to health over periods of time) as well as changes in health and safety advice mean that an older property has its own issues which deserve a qualified visual inspection. 
Neglect will compound long term issues, for example a leak or vent that has been concealed behind a makeshift cover can cause real damage to wood, metal and even concrete given enough time. Many of my previous clients have benefited from an Infrared inspection in this instance.

All homes deserve a home inspection. Hiring an experienced, qualified and insured Home Inspector is the only way to go. Forget about the contractors or part timers trying to make a quick buck. They will request the sellers rip everything out and build it to modern building code because that's what their training is centred around. (Note - Functional and safe old homes do not need to be demolished and rebuilt to modern building codes!)

  • I wanted to send a quick note once again thanking you for that amazing inspection today. We were looking for a house for my son and I personally have bought and sold 5 previous houses and have never had a home inspector actually take things apart and look inside to find out what is behind the Electrical and furnace cover. Identifying that part of the house was an addition and not original was the first step in finding out other major problems.  Had we bought this house we would have had very significant structural problems due to the additions and modifications that you found. I was very impressed when you took the furnace apart and looked inside and took the electrical panel apart and we moved the washer and dryer to check out the plumbing and the venting. Not to mention finding the non supported structural changes!   The way you went though that home so completely left me very impressed and forever grateful for stopping me from making a every expensive mistake. You always hear about people complain about what the home inspector missed and I want to thank you for everything that you found. I pulled out of the house and I will be calling you shortly when I find the next place.  You services were worth every last cent and as I said I just can't thank you enough!!  Laura H.
